The Opportunity:

Altus Group has an exciting opportunity for a Real Estate Consulting Intern to join our Altus Analytics Advisory business unit in Paris. The Altus Group is seeking a Real Estate Consulting Intern to join then methods, fund modelling and the related data management required to support business processes and strategic decision. Our fund advisory team is looking for someone with a keen interest in commercial real estate and is looking for a 6 month contract that could lead to a long-term position. As part of the fund advisory team, the intern will provide support. Specifically, this will involve supporting the business planning review process for real estate funds, creating, reviewing and updating ARGUS Taliance and/or MS-Excel models for all fund types, as well as assisting with the preparation of client deliverables. During the internship, you will also learn the basic of how property managers report asset level data and how fund managers consolidate the information for fund analytics.  You will work to manage the workflow with the property manager, writing technical specifications, overseeing the implementation of data mapping and validating the data in Argus Voyanta. As part of this role, you will have the opportunity to gain real industry experience modeling real estate fund cash flows and analyzing CRE data (tenancy schedule, rental arrears).

Internship Responsibilities:
  • Managing workflow: Handle all administrative tasks that drive the client process, including scheduling clients' calls, invoicing, preparing engagement letters and communicating with third parties, such as property managers and fund managers.
  • Learning about data structure and data analytics in real estate investment with ARGUS Voyanta. To determine the consolidation and reporting activities performed by the client, analysts will use factual asset level data provided by property managers. 
  • As part of the internship, students will write technical specifications and identify mapping needs between source data from property managers and client reporting requirements, review and reconcile gaps in fund level reporting, coordinate the implementation of data mapping rules, and examine the data for reasonableness using best judgement and knowledge.
  • Learn how to prepare fund models using ARGUS Taliance. 
  • During the preparation of fund models, analysts use factual data provided by clients (rent rolls, operating statements, tenant sales, and various other financial information) on the subject SPVs.
  •  Analyze factual and market assumptions, review appraisal reports, and compare performance metrics with benchmark data. Identify the reasonableness of the business plan and ensure that the models are compliant with relevant professional standards.
Internship Requirements:
  • Currently in the 4th or final year of a degree from a University, an Engineering school or a Business school (in economics, real estate or finance).
  • Ability to model and analyse complex assets using ARGUS and MS-Excel.
  • Fund controlling experience or prior exposure in fund management is a plus.
  • Interest in property risk management and/or data management.
  • Supporting teammates in tackling the group's work.
  • Willingness to provide administrative support to team members as need be.
  • Willingness to integrate in a fast growing and global group.
  • Excellent computer skills (Microsoft Office).
  • Proficient in Excel (Pivot tables, VLOOKUP, modelling, macro, etc.).
  • Basic understanding of Argus software is a plus.
  • Detail-oriented.
  • Strong written and oral communication skills.
  • Ability to multi-task and priorities projects and portfolios; strong time-management skills.
  • Integrity and a high level of intellectual curiosity.
  • Fluency in English required. Additional European languages are an advantage.
